Aerial view of a Burlington neighbourhood: white and grey houses on tree-lined streets, with Lake Champlain and the mountains in the distance

Burlington, Vermont

Burlington real estate, one house at a time.

I'm Hattie Vance. I help people buy and sell homes in Burlington and across Chittenden County, and you work with me from the first walkthrough to the closing table.

Wondering what your Burlington home would sell for this year?

How we'd work together

Three ways most people start with me.

A bright living room with a linen sofa and a low table, morning light coming through the window

Buying a home

We work out what you can comfortably afford, then look at the things a listing sheet leaves out: what the street sounds like at 7am, what the inspection turned up and what the seller will actually fix.

A blank sign post standing on a tidy front lawn, with a swept path leading to the house

Selling a home

I'll tell you what to repair, what to leave alone and what your house should list for. Showings happen on a schedule you agree to, and you hear about every offer the day it arrives.

A quiet city street with brick buildings, bicycles leaning on a wall and a cafe's outdoor tables

Local questions

Ask about a neighbourhood, a school run, a driveway permit or a septic system. If I don't know the answer I'll find the person who does, and you'll get it in plain words.

Ask me about the street, not just the house.

A listing sheet gives you the square footage. It won't tell you that the afternoon sun leaves the back garden at four, or that the walk to the bus in February is longer than it looks on a map. I've been through these houses, so call and ask.

Short pieces about buying and selling around here.

Weathered red barn board and a small multi-paned window on an old Vermont farmhouse

What to look at first inside an old Vermont farmhouse

Stone foundations, knob-and-tube wiring, a chimney that has been patched twice. Two of those still matter at closing, and one usually doesn't.

A snow-covered house at dusk with warm light in the windows and snow on the porch rail

Getting a house ready to list in winter

Snow changes what a buyer can see. Some repairs can wait for spring, and a few are worth doing while the ground is still frozen.

A kitchen table with a laptop, a stack of paperwork and two mugs of coffee

Reading the price history on a listing

Two price cuts in six weeks tells you something. So does a house that has sat at the same number since August.

Thinking about selling this year?

Tell me about your house and what you're hoping to do next. I'll come and look, tell you what it should list for, and you can take it from there.
